An unprecedented rise in property sales and prices has been recorded in Dargaville, with out-of-towners, especially retirees and Aucklanders, driving the boom, according to an analysis by QV of Northland.

Property values showed a 60.5% increase in the median price of residential properties in Dargaville for the three years ended in June, a report from the NZ Herald said.

In the three months ended in May, there were 26 residential sales in Dargaville, a significant increase from the nine between April and June 2014.

Owner of Ray White in Dargaville, Jean Johnson, told the NZ Herald, that sales of all types of properties in Kaipara as a whole have increased tremendously over the past year.

The increase in house sales in Dargaville are attributed to older people, particularly Aucklanders, buying either to rent out or live in, as well as new businesses starting up, Johnson said.

According to the NZ Herald, the largest median price increases in the three years ended in June were experienced by Morningside, One Tree Point and Ruakaka, with 62.9%, 62.4% and 64.1% gains respectively; while areas with the lowest rise over the same period were Kaikohe, Kaitaia, and Whangarei Heads.

“The number of people from Auckland who are finding value for their dollar in Kaipara is unsurpassed anywhere north of Auckland,” Bayleys Northland general manager Tony Grindle told the NZ Herald.

“For a long time, residential properties in Dargaville have been sitting, but now investors trying to buy elsewhere but can't, are able to afford to buy two-, three-bedroom houses in Dargaville," he said.

Grindle said his company registered 13 property sales in Baylys Beach, a big jump from the two sales in 2014/15.
